1. Base price
The base price of our modular homes is calculated by adding all the elements included as standard in your chosen design. See our pricing guide for the individual base prices of each of our homes and check out our list of standard inclusions for the complete listing of inclusions and specifications.

Exterior:

- BAL 12.5 rated construction
- N2 wind-rated structure
Insulation:
- Batts to ceiling
- External walls and underfloor
- Heavy-duty roof sarking and wall wrap
Doors and Windows:

- Timber external doors and timber landing to front and rear doors

2. Variable costs
For every project, there are additional costs to connect your home to services. The cost for service connections will vary depending on the availability of services and the distance of your home to the service connection points on your property. If you don’t have access to power, water, or sewerage systems, you may need solar, water tanks, or a septic system.
Depending on the location of your block, the delivery component of the base price may also need to be reviewed to account for over-dimensional truck routes and local road laws. If crane hire is required for installation, the cost will be included in your proposal. However, where site access is good, this is not usually needed.
3. Regulation requirement upgrades
Some homes will require upgrades to things such as cladding, insulation, windows, and water tanks to comply with their BAL and 6-star Energy ratings. If your home does, our team will discuss your options and provide detailed costs for your review.
4. House design upgrades
Our upgrades are optional which means you have the choice to add these to your home project if your budget allows. Our most popular upgrades include decking and verandahs, balustrades, additional heating and cooling, window furnishings, and matching carports or garages. These additions are a great way to support your lifestyle and add extra value to your home.
Prices for these kinds of upgrades vary depending on your base house design, the upgrade, and the features of your block. We will include the total cost in your proposal for you to approve.
5. Fitting and Finishes
During your colour consultation, you can either choose your fittings and finishes from our standard range or opt for upgrades. Commonly upgraded items include kitchen appliances, benchtops, splashbacks, floor coverings, tapware, and increased tiling on bathroom walls.
