Design Focus: Shoreham 16 Modular Home

Written by Laurie Raikes | August 26, 2016

This week in our Design Focus series we’re looking at the large 3-bedroom Shoreham 16 modular home design. This design is the "big sister" to the similar Shoreham 14 design, which we profiled a few weeks ago in this series.

The Shoreham 16 is a large modular home design that’s ideal as a family residence or a holiday home capable of accommodating larger groups.

Its main distinguishing features are its dual living areas (in the form of a lounge room and separate living/meals area), spacious open plan main area, and versatility when it comes to facade options.

Bedrooms

Like the Shoreham 14, the Shoreham 16 design has three bedrooms along one side of the home. The master bedroom gains added privacy from being situated in a corner of the home and includes a walk in wardrobe for extra storage space as well as an ensuite for even more privacy.

The second and third bedrooms have built in robes, and the third bedroom could easily double as a study thanks to the privacy gained from being in the opposite corner of the house, and the natural light provided by the large window.

The wardrobes in all bedrooms come fitted with a shelf unit and hanging rail as standard, and all bedrooms use the SmartRobe system with a sliding door to maximise the use of space.

Bathroom, Laundry & Toilets

The Shoreham 16 has a spacious main bathroom situated between the second and third bedrooms. The central toilet is standalone, providing extra privacy and convenience.

The main bathroom includes a bath for soaking in after a long day at work, which can be seen in the above image from our Gippsland display home. The above photo of the bathroom shows all the standard inclusions with no optional upgrades.

The laundry provides lots of cupboard space as well as an exit to the rear of the home.

Kitchen, Living & Dining

The open plan kitchen and living area in the Shoreham 16 create a wonderful sense of space.

The kitchen shown in these photos is part of our display home and has several optional upgrades such as a stone bench top with "waterfall" ends and an under-mounted sink (where the sink is mounted below the benchline so there's no raised edge).

The Shoreham 16 comes with a large walk in pantry complete with bench space so you can entertain larger groups with ease. There is space for a fridge in the pantry, allowing you to make more use of the main kitchen area. Some of our customers choose to have a second sink installed in the pantry to create a "butlers pantry".

One of the main differences between the recently featured Shoreham 14 and the Shoreham 16 featured here is that the latter has a separate lounge area (shown in the picture above). This is ideal for when you want additional space for different activities.

For example, the kids might want to play video games in the main living area while parents watch TV in the lounge, and some of our customers have reported hubby and wife watching separate TV shows in the two areas without having to worry about bothering each other with the volume turned up!

This shows just how spacious the Shoreham 16 really is, and why it's ideal for a larger family or as a holiday home for larger groups.

Exterior

Outside, the Shoreham 16 lends itself perfectly to a wide range of facade options.

The image at the beginning of this article shows the popular split skillion facade used in our display home with a combination of Weathertex Weathergroove and horizontal corrugated iron cladding.

The above sketch shows the home with our popular Cubehaus facade for the ultra-modern feel. The differences between the two facades are mostly cosmetic, however they do have different ceiling heights (see below).

An optional covered al fresco deck is also available along one side of the home - shown in merbau wood in the display home photos above. The shorter length of decking near the front door is included in the base price.

Other Notable Features

  • The Shoreham 16 has high 9-foot ceilings throughout in the Cubehaus variation and raked 2.4m-3.6m ceilings in the split skillion facade option, giving a wonderful feeling of space throughout the home.
  • The home shown in these images is our Gippsland display home and is shown with vinyl plank flooring, one of the most cost effective and durable modular home flooring options. Many people mistake this flooring for real wood when walking through the home.
  • There are several louvre windows in this display home, providing great ventilation, and the high windows in the living area are motor operated, allowing hot air to escape.
  • The display home shown in these photos is 6-star energy rated.
  • To see how this home can be further customised to suit your needs, check out our recent Lakes Entrance project, which shows how the client switched elements of the design around to make use of their block orientation.
  • The Shoreham 16 has a base price of just $199,980, which we believe represents great value for a home of this quality and size.

Final Word

The Shoreham 16 modular home design is ideal for a larger family, or as a holiday home for entertaining larger groups.

Its contemporary design, great use of space, separate living areas, open plan layout, and versatile facade options make the Shoreham 16 a great value modular home.
