When you’re planning to build a prefab modular home, understanding how delivery works is key. Delivery costs can vary depending on factors like the site location and the number of modules required for your new home.
Knowing what affects these costs and how they are managed helps you plan your budget better. In this article, we’ll explain how much it costs to deliver a modular home and what you should look out for when comparing modular builders in Victoria and New South Wales.
Here is what you need to know...
Modular Home Delivery Costs Explained
When comparing prefab modular homes, delivery costs often vary widely. Factors influencing delivery expenses typically include the number of modules and the distance from the factory to your site.
Some modular home builders might offer a low initial price but then add substantial delivery fees as separate charges. This can make a home that initially worked well with your budget suddenly much more expensive.

At Anchor Homes, we believe in transparency. That’s why delivery and truck installation are included as part of our standard inclusions, with the cost already built into our base prices - outlined in our downloadable price list.
Our base prices are calculated based on the postcode of your project location to reflect the expected cost to deliver your prefab modular home. While we include a transport allowance in our base prices, final confirmation is subject to over-dimensional truck routes and local road laws. In some cases, where a crane is required to install your home due to site access or layout, this will incur additional costs.

Top Tip: It’s important when researching other modular builders to carefully review what’s included in their quotes. A seemingly cheaper upfront price may not cover delivery and/or installation, which could add thousands to your final cost. Knowing exactly what you’re paying for helps you compare quotes more fairly and make the best choice for your budget and needs.

How is a Modular Home Delivered?
Delivering a prefab modular home involves much more than simply driving it to your property. At Anchor Homes, every home we create is built on a heavy-duty steel base frame, designed to handle the rigours of long-distance transport. It keeps the structure solid and secure on the road, so your home arrives exactly as it left the factory - strong, stable, and ready to install.

Once the modules are complete, they are carefully loaded onto specialist trucks designed for oversized loads. Transporting large modules requires skill, precision, and permits, especially when moving through urban areas or over long distances across Victoria and NSW. Our experienced logistics team plans every delivery with attention to detail, including route surveys and timing, to minimise disruption and ensure safety.

The delivery process is surprisingly quick, often completed in just one day, reducing onsite construction time and disruption. The precision and efficiency of this process highlight one of the key benefits of modular construction - a faster build that lets you move into your new home sooner.
