How to Spot Scammers Posing as Builders: 10 Tips for a Safe Home Build

Building a home is one of the biggest investments you'll ever make, so it’s crucial to choose a builder you can trust. While the vast majority of builders—especially in the modular industry—are reputable and dedicated professionals, there are always a few bad actors looking to take advantage of eager homebuyers.

Lately, we've spoken with several people who chose a builder without doing their due diligence. After discovering they had fallen victim to a scam, they turned to us, knowing our reputation for trustworthiness and quality.

The good news? Avoiding scams is easy when you know what to look for. By following the tips we’ve outlined below, we hope to help you avoid the same mistake and ensure your dream home is built by a reliable, experienced builder.

 

1. Do They Have Finished Projects Featured on Their Website?

A legitimate builder should showcase completed projects on their website, not just computer-generated renders. While some reputable companies may rely on renders—especially if they are newer to the industry—having a portfolio of real homes demonstrates a track record of success. Additionally, while renders can be an excellent source of inspiration and a helpful way to visualise a home before construction, it's helpful if they can be backed up by real-world results. 2. Do They Have Display Homes, Offices or Manufacturing Facilities?

A reputable modular home builder should have a physical location where you can meet the team, see their work firsthand, and discuss your project in person. If a builder refuses to provide an address or only offers virtual meetings, that’s a red flag.

Before committing, check if they have a display home, office or manufacturing facility you can visit. You can also verify their business address using an online map to ensure it's real—some scammers list fake locations to appear legitimate.

A professional builder will often introduce their team on their website, showing who is behind the business. While not all builders do this, seeing real faces and learning about their experience adds credibility. Scammers typically avoid displaying any personal information.

6. Are Their Prices Too Good to Be True?

Step 1: Download our price list, which includes base prices for all designs in our range as well as our standard inclusions. 

Step 2: Contact us to discuss your project's specific requirements with an experienced consultant. We’ll then prepare a detailed sales estimate, factoring in site conditions, access, installation method (e.g. crane or truck), design choices, and more for accuracy. Once you're happy, you’ll proceed with our pre-contract agreement.

Step 3: During the pre-construction phase, you'll finalise drawings, colour selections, and any upgrades. This phase also includes our team obtaining essential assessments and permits (if required). Once everything is confirmed, your contract breakdown will be updated to reflect your choices. Before signing the final contract, you'll have the opportunity to review all details, make any final adjustments, and proceed with confidence.

7. Do They Offer Transparent Communication Throughout the Process?

• Once you sign a pre-construction contract, you’re assigned a Pre-Construction Manager who handles everything from drafting and engineering to permits and finalising your contract.

• After the final contract is signed, a Contracts Manager takes over, keeping you updated with weekly photos from our factory and offering in-person visits to see your home under construction.

• Once your home is delivered to site, our Project Manager oversees the on-site installation and final handover of your home.
