Modular Home Design Essentials: Bathrooms

A well-designed bathroom is an essential component of any new home. First and foremost, it’s important to choose a layout that works and include the practical features your family needs.

On top of this, we now expect our bathrooms to be as stylish as they are functional, which is why bathroom features have become a popular upgrade for many new homes.

There are many options when it comes to choosing the fittings and fixtures that add a touch of luxury, from tapware and vanities, to tiles and shower bases. Getting the balance between function and style is key – so in this article we’re sharing our top modular design tips for bathrooms.

One or Two… or Three?

When choosing your ideal floor plan, the decision about the number of bathrooms can be a defining factor. If your budget allows, choosing a home with a bathroom plus ensuite can make life easier, especially if you have a growing family. However, if you are looking for ways to keep the cost of your build down, choosing a design with one bathroom can make a big difference.

On the other hand, if you’re looking at building a holiday rental or have a large family to cater for, you may opt for three bathrooms. Our Anglesea modular design includes three bathrooms as standard, or you can customise another floor plan to include an extra bathroom if you need.

Layout and Size

When it comes to function, getting the layout right is a must. The best choice will depend on the space you have to work with and your lifestyle needs.

For example, for a couple in a smaller home, a bathroom combined with a laundry is a great space saver (as seen in our Beaumaris design) as it frees up floor space for the living zone or bedroom.

However, families with children will often require something with a bath and more space to move, as seen in the Shoreham 14.

Smart Upgrades

While all our bathrooms come with quality fittings as standard, there are a few areas where an upgrade can make a big difference.

Some great example include switching the standard polymarble shower base to a tiled shower base for a modern look or including a freestanding bath. Extending the wall tiles from the standard one metre height to floor-to-ceiling is another popular choice that can really transform the space into something special.

There are lots of options when it comes to your vanity and basin, and this goes for your tapware and plumbing fittings too. Finding the fittings that complement each other and reflect your style and tastes can be a challenge, which is why our colour consultant will work closely with you during the design phase to find the right fit.

The large bi-fold window next to the freestanding bath opens out to the decking and looks out over the property to the mountains beyond. The stylish tapware, pendant lighting and walk-in shower complete the luxurious look.

This beautiful custom designed home features three bathrooms, and the combination of timber vanity top, above-counter basin, stylish tiles and black tapware, shower head and towel rail combine to create a simple but stunning look.
