When designing your new modular home, it’s natural to want to include as many of the items on your wish list as possible. And while the standard inclusions cover all the things you need to move in, there are some fantastic upgrades available that can take your home to the next level.
For most of us, an open chequebook is not an option – so when it comes to upgrades, how do you know which will add value and where to draw the line?
Creating a list of the upgrades that will enhance your lifestyle and make you money in the long-term is a good starting point. From there, it’s about finding the right balance between luxury and value.
So, in this article we share our top tips to help you choose the right value-add upgrades in each area of your new modular home.
Living
Your living zone is where you’ll spend much of your leisure time with family and friends, so it’s important that its somewhere you love to be. Open plan is standard these days, and you can add to this effect by creating an easy flow between indoors and out. Bi-fold doors to a decking or alfresco are a popular choice, as it merges the spaces beautifully and creates the ideal setting for dining, entertaining or relaxing. Our Buxton project is a wonderfully executed example of this.
Kitchen
They say the kitchen is the heart of the home and the addition of some well-chosen upgrades here can transform the space to something special. Caesarstone benchtops look amazing, especially when used on an island bench with waterfall edge, as seen in our four-bedroom Rye project. Other kitchen upgrades that can add some wow factor include luxury tapware, a tiled splashback and pendant lighting.
Bedroom
When it comes to your bedroom, many of our designs include an ensuite, walk-in robe and picture windows as standard, and where they don’t, these can be added. To up the level of comfort and style further, you can choose to add downlights, ceiling fans and feature windows such as louvres. These work especially well in coastal locations, such as our Patonga Beach project.
Bathroom
Modern bathrooms must be stylish and functional, and this is an area where a few well-chosen upgrades can have a real impact. Popular choices include a free-standing bath, luxury tapware and designer cabinetry. In addition, as shown in our Frankston project, a walk-in shower and floor to ceiling tiles can really add a touch of elegance.
Exterior
Outside, the addition of a decking adds value to your home, as well as creating an outdoor space that can be enjoyed year-round, particularly if you are lucky enough to be situated on a block with spectacular views, like our Metung project. Other items that can increase your home’s street appeal and value include feature cladding such as spotted gum, the addition of a garage or opting for a façade upgrade.
The Best Upgrades Add Style and Value
When designing your home, it’s important that you are smart with your upgrades to maximise value. There are plenty of choices, and it’s easy to get overwhelmed or go overboard. But by choosing only those that will significantly enhance your lifestyle and enjoyment of your new home, or boost its resale value, you can feel confident it’s money well spent. And you’ll love your new home that much more.
